Selecting the Right REALTOR® when Selling Your Home

Over the last few years, technology has advanced dramatically providing us with ultra modern gadgets which have enriched greatly the way we currently communicate, shop for products and services, share information just to name a few. It has challenged industries to shift and implement new and creative methods to help promote their products and/or services to its consumers by enhancing their shopping experience. Real estate has been no exception, as some REALTORS® continuously explore new advertising methods how to promote their listings to prospective buyers. Unfortunately, not all REALTORS®, have embarked in this new concept and continue exercising the same methods of doing business as they did 20 years ago expecting to be paid the same margins of commissions. If you are being charged between 5% to 6% commission and all your REALTOR® is doing is uploading your listing to the MLS® system, printing some feature sheets and running a couple of  ads in your local newspaper, then most likely you are paying too much.  In today’s market selling a home requires a lot more from your REALTOR®. It entails your real estate agent to expose your property to as many prospective buyers possible so that you can attain the highest selling price for the least amount of time. Electricity Prices Are Changing

Although electricity prices are rising, you may be eligible for credits and benefits that can help manage costs. The new Ontario Clean Energy Benefit takes 10 per cent off electricity bills for families, farms and small businesses. The average household will see savings of about $150 this year. The credit will be applied directly to your electricity bill for the next five years. When you file your 2010 tax return, you may also be eligible for the Ontario Energy and Property Tax Credit. You could be eligible for up to $900 and as much as $1025 for qualifying seniors. Over the next 20 years, including taxes and other charges, electricity bills are projected to rise about 3.5 per cent per year. However largely because of investments being made in the short term to bring on new energy supply and upgrade electricity infrastructure, electricity bills are expected to increase by about 7.9 per cent per year over the next five years. Ontario is building the infrastructure we need to make sure the lights stay on. That means upgrading old transmission lines and power plants. QR Code Technology On All My Listings

QR codes, also known as tags, are part of an emerging technology that allows consumers to point their smart phone cameras at my listings yard signs, flyers or feature sheets, allowing them to link to my website for additional property information. These interactive codes, create an instant connection to the web via a smart phone browser and provide a way to link prospective buyers to listing pictures, videos and virtual tours. As well, potential home buyers have access to all related listing information such as asking price, lot dimensions, number of rooms, etc. Visitor tracking is provided to the real estate agent  each time a QR code is scanned. This information is collected and provided to the home seller as part of their regular listing follow-up. To get you started, all you need to do is simply download the free QR Reader app from your iPhone. That is it.

As a real estate agent myself, I have been using QR Codes on all my Brampton homes for sale for over a year now and have found it to be a great marketing tool. My home sellers love it and so do prospective home buyers. This is just one more of the many marketing tools available to real estate agents when promoting their listings. Not only is it convenient and user friendly but it also provides them with a unique and innovative marketing tool that will help capture more listings and differentiate them amongst their competition.
