Buy First or Sell First

This is one of the trickiest questions to answer when you are selling one house to buy another. If you purchase your new home before you reach an agreement to sell your current property – and the sale of your current home falls through – you may find yourself owning two homes at the same time. On the other hand, if you wait until you receive an acceptable offer on your present home before committing to your next purchase, you may suffer the inconvenience and expense of living in a motel and storing your furniture while you await possession of your new home. As a measure of safety, you can also make your offer to purchase your next home “conditional” on the sale of your existing one. Often, your real estate professional is able to time the sale and purchase to happen on the same “closing date” (the date ownership is legally transferred to the buyer), avoiding the seller additional incurred costs.
